Barns, sheds and custom buildings in Port Richey
Lofted barns, garden sheds, she sheds, workshops and one-off wood buildings such as a country store front, framed and sided on site. Each building is drawn to fit your lot, the permit and the way you plan to use it.

Planning it in Pasco County
-
Permits and setbacks
Pasco County issues the building permit for most sheds and barns, and the city building department does inside New Port Richey or Port Richey limits. The permit review also checks how far the building sits from your property lines.
-
Wind
A site-built shed or barn is framed for Florida Building Code wind loads, with straps from the rafters to the walls and anchors from the walls to the slab or piers. Doors and windows have to meet the wind rating too, which matters most on wide barn doors.
-
Flood zones
A lot of land west of US 19 sits in a FEMA flood zone, where a building may need flood vents, a raised floor or flood-resistant materials below the flood line. We look up the parcel first, because it can change the foundation and where the building can sit.
Materials and options
- Framing
- Pressure-treated pine for sill plates, posts and anything that touches concrete or soil.
- Siding
- Board and batten pine, rough-sawn cedar or engineered wood panels, painted barn red, white or the color you pick.
- Roofing
- 5V crimp or standing seam metal, or architectural shingles to match the house.
- Doors and windows
- Sliding barn doors, double doors wide enough for a mower or tractor, built screen doors, and windows with a Florida product approval.
- Foundations
- A concrete slab, concrete piers or an anchored treated skid base, set by the building, the permit and the flood zone.
- Inside
- Lofts, workbenches, shelving, insulation and wall boards for a she shed or studio.
Barn and shed questions
Do I need a permit for a shed in Pasco County?
Most sheds and barns need a building permit from Pasco County, or from the city inside New Port Richey or Port Richey limits. We pull the permit as part of the job.
Is a barn on farm land exempt from the building code?
Florida law exempts many nonresidential farm buildings from the Florida Building Code, but flood zone rules still apply. We check how the parcel is classified with the county before design.
Can a shed look like an old Florida store?
Yes. A false front, board and batten siding, a metal porch roof and a built screen door give it that look, and the inside can be finished as a she shed, a studio or storage.
Can the building have power and water?
Yes. A shed or barn can be wired for lights, outlets and a window air conditioner, with a hose bib or a utility sink run from the house. The wiring and plumbing are permitted along with the building.
